Introduction

CORE was awarded an Enabling and Earthworks contract near J36 M1 for developer Firethorn Trust.

The works comprised Earthworks, embankment construction and drainage diversion to allow commercial/industrial development of the site.

The works commenced in June 2022 for a duration of six months.

The 24-acre industrial scheme in Barnsley was acquired by investor and developer Firethorn Trust in 2021.

The acquired scheme forms part of the wider ‘Phase 2’ development at Gateway36, which spans more than 51-acres and is owned by land and property regeneration business Harworth Group.

Firethorn is set to bring forward 340,000 sq ft of modern logistics space across a single unit by the second quarter of 2023, taking the scheme’s GDV to £50m.

Located close to J36 of the M1, the site provides direct motorway links to Leeds, Sheffield and Doncaster. The adjacent ‘Phase 1’ Gateway36 development is currently home to four major occupiers, including Esco GB, Talurit and the Environment Agency.

Since receiving outline planning consent for Gateway 36 in 2015, the site has been transformed from the former Rockingham Colliery into a quality mixed-use development. Firethorn’s investment and further phases of development will unlock more job opportunities for the region.

  • Topsoil to reinforced slopes and embankments
  • Reinforced earth retaining wall
  • Sheet piled/reinforced concrete retaining wall
  • Soil Nailed embankment
